Buying and Selling Process

This is the process from when you actually consider selling your property and start consulting with a real estate company until you receive payment. In most cases, it takes about one month from the initial preparations to settling the remaining balance.


This may seem a little long, but when selling real estate through an agent, it often takes six months to a year.

1. Advance preparation

Before you inquire about purchasing, it will help the conversation go smoothly if you prepare the information on the right. First, make sure you have all the required documents.

These documents are not absolutely necessary for the purchase appraisal, but they are important to have in order to know the accurate appraisal value. If you have any questions, such as how to obtain documents, please feel free to contact Akira.

"Kozu" for checking the number of strokes and stroke number

“Code survey map” to confirm the shape of the land

3. Property appraisal and purchase price

There are two types of appraisals: desk appraisals and on-site appraisals, but basically the on-site appraisal will proceed more smoothly. Our staff will visit you and confirm the condition of the property and neighborhood.


Based on the prices of properties sold in the surrounding area, properties currently on sale, transaction status in the real estate market, etc., we will recommend whether or not the purchase is possible, and the price.

We will conduct an appraisal based on information that cannot be known unless you actually see the property, calculate the appraised value, and present the purchase price. Assessments and reports are completely free.

4. Sales contract

If you are satisfied with the purchase price, we will conclude a sales contract. Since we purchase directly, there are no brokerage fees.
We will hold a meeting to confirm the sales schedule and conditions for property transfer.

5. Delivery and payment of sales price

After checking the necessary documents, we will pay the purchase price and hand over the property. We complete transactions safely and reliably in the presence of a judicial scrivener.
The period from appraisal to balance settlement is shorter than when selling real estate through an intermediary.
